📋 Overview

The home page provides quick access to property search and main features. As a wholesaler, you can:

Search for properties using MLS listings (Realtor.com) or fix-and-flip analysis
Access quick links to Market Selection, Flip Deals, and CRM Dashboard
Use the AI chat assistant to help with property research

Note: Some advanced features like Title Search and Campaign Management are only available to admin users.

⚡ Quick Action Cards

At the bottom of the home page, you'll find quick action cards that provide fast access to key features:

🎯 Market Selection

Select which counties and ZIP codes you want to monitor for wholesale deals. The system will automatically scan these markets hourly for new opportunities.

Tip: Focus on markets assigned to you. You can enable up to 5 counties and select specific ZIP codes within them.

📊 Flip Deals

View analyzed fix-and-flip opportunities that meet your ROI criteria. Deals are automatically updated hourly from your selected markets.

Tip: Use filters to find the best deals based on ROI, profit, and motivation level.

📋 CRM Dashboard

Manage your wholesale pipeline: track leads, communications, tasks, and deals from initial contact to closing.

Tip: Create deals directly from properties to track your wholesale transactions.

🔍 Property Search

The left panel on the home page contains property search forms. As a wholesaler, you have access to two search options:

Available Search Types:

MLS For Sale - Search active MLS listings (Realtor.com)
Fix and Flip Search - Area-based analysis for investment opportunities

🏘️ MLS For Sale Search

Search active MLS listings using the Realtor.com API. This is perfect for finding properties currently listed for sale.

Basic Search

Enter location information:

Address (Optional): Enter a specific address to search within a 1-mile radius
City, State, ZIP Code: Enter location like "houston,tx" or "Las Vegas, NV 89123"

Advanced Filters

Click on the accordion sections to access advanced filters:

Property Details

Property type (single family, condos, townhomes, etc.)
Square footage range
Lot size (acres)
Bedrooms and bathrooms

Price & Features

List price range
Price per square foot
Listing status (For Sale, Pending, Sold)
Special features (Recently Reduced, Foreclosure, New Construction)
Price reduced date filter

💡 Tip: Use "Recently Reduced Price" to find motivated sellers who have recently lowered their asking price.

🔧 Fix and Flip Search

Search for fix-and-flip investment opportunities in a specific area. The system will analyze all properties in the area and calculate potential ROI for fix-and-flip projects.

How to Use

Enter a ZIP Code (e.g., 89123), OR
Enter a City and State (e.g., Las Vegas, NV)
Set the Minimum ROI Filter (default is 10%+)
Click "Analyze Area"

Understanding Results

The results show properties with:

Est. Profit: Potential profit after renovation and sale
Est. ROI: Return on investment percentage
ARV: After Repair Value (estimated sale price after renovation)
Est. Rehab: Estimated renovation costs

Note: These are estimates based on area data. Always verify with your own due diligence and consider hiring a contractor for accurate rehab estimates.

The top navigation bar provides access to:

🎯 Markets: Go to Market Selection page
📊 Deals: Go to Flip Deals dashboard
📋 CRM: Go to CRM Dashboard
❓ Help: Open the help center
👤 Profile: View and edit your profile (when logged in)

💡 Tip: Use the Help button anytime you need assistance understanding a feature.

🤖 AI Chat Assistant

The home page includes an AI chat assistant (located at the bottom right) that can help you:

Answer questions about properties
Help with search queries
Explain platform features
Provide market insights

Simply click on the chat icon to open a conversation. The AI can help you find properties, understand analysis results, and guide you through the platform.
