🎯 Market Selection Guide

The Market Selection page lets you choose which counties and ZIP codes to monitor for wholesale deals. As a wholesaler, you can only select from counties assigned to your account.

📋 Overview

The Market Selection page is where you configure which geographic areas the system will monitor for you. The system scans your selected markets hourly for new properties that meet your criteria.

Important: As a wholesaler, you can only see and select counties that have been assigned to your account by an administrator. If you don't see a county you expected, contact support.

What Happens After Selection

Once you enable counties and ZIP codes:

  • The system scans these markets hourly for new listings
  • Properties are analyzed for fix-and-flip potential
  • Deals meeting your ROI criteria appear on the Flip Deals page
  • You receive alerts for new opportunities

📍 Your Assigned Counties

As a wholesaler, you can only work with counties assigned to your account. This ensures you focus on markets where you have permission and expertise.

How It Works

  • Only assigned counties appear in the county list
  • You can enable up to 5 counties at once
  • Within each enabled county, you can select specific ZIP codes
  • The county filter is automatically applied to your Flip Deals page
Note: If you need access to additional counties, contact your administrator to have them added to your account.

🏛️ County Selection

Counties are scored 0-100 based on wholesale-friendliness. Higher scores indicate better markets for wholesaling.

Understanding County Scores

Each county receives a score based on:

Legal (30% of score)

Wholesaling regulations and requirements in the area

Market Dynamics (40% of score)

Transaction volume, prices, and market speed

Efficiency (20% of score)

Supply and demand balance

Data Completeness (10% of score)

Quality and availability of market data

County Tiers

  • Tier A (80-100): Excellent markets - highest potential
  • Tier B (70-79): Good markets - strong potential
  • Tier C (55-69): Moderate markets - decent potential
  • Tier D (40-54): Lower potential markets

Selecting Counties

  1. Filter by state using the dropdown (optional)
  2. Review available counties from your assigned list
  3. Check the box next to counties you want to monitor
  4. Click "Save County Selections"
  5. ZIP codes will be auto-selected for enabled counties
💡 Tip: Focus on Tier A and Tier B counties first for the best opportunities. You can always add more counties later, but remember the 5-county limit.

📮 ZIP Code Selection

After enabling a county, the system automatically selects the best ZIP codes within that county. You can then review and adjust these selections.

Auto-Selection Process

When you enable a county, the system automatically:

  1. Selects all Tier A ZIP codes (scores 80-100)
  2. If fewer than 10 ZIPs selected, adds Tier B ZIPs (scores 70-79)
  3. If still fewer than 10, adds Tier C ZIPs (scores 55-69)
  4. Stops at 25 ZIP codes maximum per county

Reviewing ZIP Selections

To review and adjust ZIP codes:

  1. Scroll to the "ZIP Code Selection" section
  2. Filter by county using the dropdown (optional)
  3. Filter by tier to see specific quality levels
  4. Check/uncheck ZIP codes to customize your selection
  5. Click "Save ZIP Selections"

Understanding ZIP Scores

Each ZIP code shows:

  • Score: Overall wholesaling potential (0-100)
  • Tier: Quality rating (A, B, C, D)
  • Price: Median sale price
  • DOM: Days on market (lower is better)
  • Motivation: Seller motivation score
  • Velocity: Market transaction speed
💡 Tip: Focus on ZIP codes with high motivation scores and low days on market - these indicate motivated sellers and active markets.

🤖 Understanding Auto-Selection Logic

The auto-selection system uses a "tier-filling" approach to ensure you get the best ZIP codes without having to manually review hundreds of options.

Tier-Filling Strategy

Step 1: Tier A Priority

All Tier A ZIP codes (80-100 score) are selected first, regardless of count.

Step 2: Fill to Minimum

If fewer than 10 ZIPs were selected, the system adds Tier B ZIPs until reaching at least 10.

Step 3: Maximum Cap

The system stops at 25 ZIP codes maximum per county to keep monitoring focused and efficient.

Manual Adjustments

After auto-selection, you can:

  • Remove ZIP codes you don't want to monitor
  • Add additional ZIP codes from lower tiers
  • Focus on specific neighborhoods or areas
Remember: More ZIP codes means more properties to review, but also more opportunities. Find the right balance for your workflow.

📊 Monitoring Status

The top of the Market Selection page shows your monitoring status:

Status Indicators

  • 🟢 Monitoring Active: System is running and scanning your markets
  • 🟡 Monitoring Inactive: No markets selected yet
  • 🔴 System Error: Contact support if you see this

Monitoring Stats

  • Last Scan: When the system last checked for new properties
  • Next Scan: When the next scan will occur (usually within 1 hour)
  • Monitoring: Number of counties and ZIPs you're monitoring
  • Active Deals: Number of deals currently in your pipeline
💡 Tip: The system scans hourly, so new properties typically appear within an hour of being listed.

💡 Best Practices

County Selection

  • Start with 2-3 counties to manage your workflow effectively
  • Focus on Tier A and Tier B counties for best opportunities
  • Consider your familiarity and network in each county
  • Review county legal requirements before enabling

ZIP Code Selection

  • Review auto-selected ZIPs and remove any you don't want
  • Prioritize ZIPs with high motivation and low DOM
  • Consider proximity - closer ZIPs are easier to manage
  • Don't select too many ZIPs initially - quality over quantity

Ongoing Management

  • Regularly review your selected markets for performance
  • Disable counties/ZIPs that aren't producing good deals
  • Add new markets as you expand your business
  • Monitor the "Active Deals" count to track your pipeline
